This Sourcer Agreement applies to every lead pack you unlock on UK Property Deal Sourcing. By unlocking a lead you accept these terms in addition to our Terms of Service. This is a B2B agreement between InstaQuote Ltd and you (the "Sourcer") in your professional capacity.
1. Exclusive licence — one buyer per lead
The unlocked lead and its accompanying investor pack are licensed to one buyer only — you. Once you unlock it, we remove that lead from the live feed and do not sell it to any other sourcer.
2. Permitted use
- Use the lead and pack for your own sourcing work.
- Present the analysis to your own end investor as part of a deal you are packaging for them.
- Approach the vendor / agent to make an offer in your own name (or your company's name).
3. Prohibited use
- You must not resell, share, redistribute, sublicense, publish, post, broadcast or forward the lead or any part of the pack to any third party other than your single end investor for that deal.
- No uploading to deal-sharing groups, WhatsApp groups, Telegram channels, Facebook groups, lead-swap circles or marketplaces.
- No bulk forwarding to an investor mailing list.
4. Breach
Any breach of clause 3 voids exclusivity, ends the licence immediately, and may result in your account being barred and future purchases refused. We reserve all other remedies available at law.
5. Estimates and own due diligence
All figures in the pack are estimates. You are responsible for your own due diligence — viewings, surveys, legal, refurb quotes, comps verification, and finance — before making an offer or presenting the deal to an investor.
6. B2B only
The Service is sold business-to-business to professional sourcers and investors. Consumer rights for distance selling do not apply; the 7-day quality guarantee in our Refund & Replacement Policy applies instead.
7. Governing law
Governed by the laws of England & Wales and subject to the exclusive jurisdiction of its courts.
